We list all of our properties on Booking.com. Airbnb and HomeAway/VRBO. Unlike single channel rental managers, we exposure your property to nearly 500 million unique visitors each month. We photograph your property, including creating 360 degree virtual tours and building listings on all of the sites for you.
Revenue/Pricing management is perhaps one of the most important aspects of managing a property. We utilize industry leading software that adjusts pricing daily by analyzing multiple factors including occupancy, competitor pricing and demand in the area to ensure that the nightly rate remains competitive. Pricing is tailored to each individual properties unique characteristics.
Offering a property at 'the right price' is important, providing guests with a smooth, easy experience is just as important. From the initial confirmation of their reservation through to pre-check out instructions we ensure that each step of the 'guest journey' is just right. We are also here to answer guest's questions, and provide helpful advice.
We work with a number of local companies to ensure that your property is ready for guests at all times. Whether that is routine cleaning after a reservation, minor repairs and maintenance, or a major renovation we handle notifications and payment for you.
The most important part of this relationship is transparency. Each month we provide our owners with a detailed report of all reservations as well as all expenses incurred on your behalf. We also provide owners with notifications when reservations are confirmed and cancelled so that owners are kept up to date.
We treat your property like it's our own. It's a simple sentence that is at the core of what we do. We don't believe in the 'give us the keys' approach to managing properties. We see it as a relationship where we need to work together with our owners to ensure that your property still feels like yours while still being profitable.
Revenue Based Management Plan
The revenue based management plan is the 'traditional model.' Your monthly management fee is 20% of the income generated not including cleaning fees, taxes we collected and fee's paid to listing sites like Booking.com. Your monthly management fee with vary throughout the year.
Fixed Fee Management Plan
The fixed fee management plan is based on the size of your property. We charge $0.40 per square foot + HST. This plan is ideal for the owner who wants to 'know what the bill is each month' as it doesn't change. Think of it as averaging the management fee over 12 months. The fixed fee management plan is subject to annual increases starting in 2021.
